All exterior improvements to your house or property need board review and approval prior to starting on any project. The boards goal is to make this as easy and quick as possible, below are steps for requesting an approval and required information needed for the approval process to proceed smoothly.
Step #1: Please email your request to [email protected], in the subject line include the property address and note it is a Project Approval Request. In the body of the email please include your name and type of project that you are submitting along with a quick description of the project and estimated time it will start. If it is a simple project like siding or roofing replacement please include the manufacturer being used and color. On roofing projects architectural asphalt shingles are approved to use, not standard shingles, most roofing contractors know this already. The color also cannot match your neighbors color adjacent to your lot.
Step #2: It is helpful to include with a request an attachment of the a quote from the contractor (the quoted amount can be removed if wanted), this typically gives all the information that we need to review for approval on simple projects. If the project is property improvements like fencing, retaining walls, pools, etc; then the board would like a drawing of the proposed improvement and survey if needed to review.
Step #3: Send email, the board typically will respond with acknowledgement or receipt of the email within 24-48 hours; once received the board will try to have something turned around within 24-72 hours with an approval or request for more info. Note that per the Covenants, the board has up to 60 days for review, and no project can start until that approval is received. If no response of receipt has been sent within a week of the request please reach back out to ensure the board has seen it.
Step #4: Once approval is sent by the board your project can proceed.
Misc. notes: If an interior project requires the use of a dumpster that needs to be stored in your driveway please let the board know; also if any building materials, heavy equipment or dumpsters need to be stored in the street for a short time a request to the board is needed as well. When storing in the streets that St Charles County may need to be informed as well.
Also note along with board approval, St Charles County may also require a review of work depending on the type of work that is being completed, and a permit may be needed. The board does not submit or have anything to do with this part of the process, it is incumbent on the lot owner to submit these request and obtain approvals and permits from St Charles County.
